AdMore Designs Ltd can guide you through the whole design/construction process from inception through to consent documentation, selection of builders, onsite observation, and contact administration until the completion of your home. The complete package, or we can provide a step by step approach that allows you freedom to choose and work at your pace.

You new home, house alteration or commercial building work may be your biggest investment, so don’t settle for a design that is not 100% suited to you. You are not being too difficult, It is not time consuming and it doesn’t have to cost you the earth, so don’t resign yourself to throwing the idea of having a design that meets or exceeds your expectations into the too hard basket. Designs need to work for you and your unique lifestyle choices.

CONCEPT / SKETCH DESIGN

Designing a floor plan layout and a 3D image of the proposed project

CUSTOM BUILD DESIGN

We design a home that suits your exact needs, we create the floor plan and elevations from scratch after listening to your requirements.
No need to select a plan we will create one for you. No two people are the same so why build something that’s not individually tailored to you.

STANDARD DESIGN PLANS

If you prefer to look at sets of plans and then tweak them to your requirement we have a range of plans available.

3D VISUALISATIONS

We can produce 3D images of the exterior and interior of your house plan to allow to easily see how it will look in reality.
We can fly you around the house and view it from all angles.
We can produce a file that allows you to fly around the house on your smart phone or tablet.

SUN SHADE DIAGRAMS

We can produce drawings showing the shading that your new building creates, this can often be used to satisfy neighbours or councils.

BUILDING CONSENT DOCUMENTATION

We produce drawings and specifications that can be submitted to council and allow your builder to price and build from.

CONTRACT ADMINISTRATION/PROJECT MANAGEMENT

We can produce extra documentation that allows reduces unknowns in the build and we obtain competitive tenders on your behalf answering any builders queries , We then administer an independent contract between you and the builder during the building of your project keeping an eye on construction and monitoring variations and costs as a check so you don’t pay more than what is constructed on site. This is an invaluable service that allows you to have an independent person looking over the project that knows how it should be fitting together and can answer queries on site. Often called a turn key option.

ACCESSIBILITY REPORT

This is for commercial projects and we define what and how many accessibility services you will need to provide, how they are constructed and sizings.

FIRE DESIGN

This is again for commercial buildings, we design the fire systems required for compliance along with fire ratings to walls, stairs and floors, Designing escape routes, (width height and lengths).

RESOURCE CONSENT APPLICATIONS

We work with council on your behalf to submit a list of environmental effects that your project may have on neighbours and the community if your project is outside of the Councils bylaws, and look at ways to mitigate any negative effects.

BEAM DESIGNS

We use a number of option to design beams for supporting of roofs and floors that may avoid the need for a structural Engineer to be involved.

COMMERCIAL AND RESIDENTIAL

We do both residential and commercial projects of any size within our competence levels.

FEE STRUCTURE

We are most happy to discuss our fees with you; however we do ask to see the site, existing structure, if applicable, and have an initial meeting to discuss your requirements. This initial meeting is free and allows you to see examples and quality of our work; it also allows both of us to see if we think we can work with each other. We can then discuss whether we undertake the project on an hourly rate, fixed fee or percentage basis.
